Dear Lightworkers,

The Australian Lightworker community is seeking the interest of spiritually minded lightworkers, health workers, and artists who would like to become a foundation owner and community builder for a new "Community of Light" situated atop Mount Dandenong in Sherbrooke Forest, Australia (Located 30km East of Melbourne, in the Dandenong Ranges.) Approximate shared cost is $200 per room per week.

The property features 22 Hectares (54 Acres) of Land, surrounded by managed gardens and parklands (By Parks Victoria). A beautiful 1920 Art Deco Style, Heritage Listed Mansion combined hotel. It is the only building of its kind in Australia, total unique in design and style. It requires alot of surface work and new fixtures and fittings throughout. Foundation and structure is sound (solid concrete). The mansion has been used as a childrens hospital in the past and expanded to a hotel in the 1980s. It was in the process of being renovated into a 5 star hotel resort, however due to the economic downturn the plans have changed.

We would very much like support from any high net worth individuals who share this vision and can assist us with securing the finance necessary to purchase and renovate this amazing property.

Creating sustainable livable communities connected through spirit and a genuine love for the earth and each other.

The vision for the property is to develop a 100% self sustainable high density lightworker arts eco community, hotel and wellness centre incorporating its own internal economy and production of various goods, crafts, produce, events and services which can be supplied to the broader community. A community for artists, performers, healers and visionaries. All tools for the trades to be developed and available onsite, such as but not limited to costume production, massage rooms, treatment consulting rooms, and technical trades labs. Regular markets, festivals, performances, and events will be held on site to generate funds for the community and the performers/organisers. Liquor license and our own bar is included.

The Development covers the following stages of operation. Many works will be undertaken in co-operation with the local LETS Exchange.

Stage 0. Accomodation Wing Occupancy. A number of things need to be complete in order for occupancy to be granted. We will start with the Forrest Wing restoration
-Finish Plumbing for Water
-Fitout Communal Kitchen
-Fitout ensuites in the rooms
-Install Sewage treatment (Biogas system)
-Sewage Plumbing
-Fitout Electrical -Instal BioGas Methane blackwater treatment, Natural Gas Electricity Generator, Co-Gen hotwater, hydronic floor heating, space heating and black->grey water treatment.

Stage 1. Development and restoration of the existing site, including 50 rooms and existing buildings.
Creation of multiple business units to generate additional income for the community. All foundation members will be required to participate in one of the business units.

Business Units:
-Community Administration
-Wellness centre (Therapist and practitioners)
-Lightworker Academy (Workshop facilitators, masters and teachers)
-Events and productions (Licensed for events upto 375 people)
-Bar & Restaurant (Hospitality, Tea rooms and to service community needs)
-Local Produce Organic farm (Food grown on site)
-Performance Arts Studio (For Dance Teachers, Dance classes, workshops etc)
-Market (Host to a monthly local market for the broader community)
-Hotel/Retreat and guest accommodation -Training Facility for accredited courses (Naturopathy, Kiniesiology, Chinese Medicine etc.)

Stage 2. Development of 60 Eco Units on site to be owned by individuals within the community. Community owners will be invited to move into their own self contained units, and sublet their previous rooms to rate paying guests of the retreat/hotel. At this stage we may seek permits for our eco village development, then tender the development out to a sub developer and recoupe all costs for the hotel.

Children welcome. Joined rooms are available and can be made upon request.

The property currently features 50 hotel style guest rooms with en-suites, A Licensed Bar (Open 24hours for Tenants), Function Rooms, Consulting Rooms, Indoor swimming pool and spa, ball room, light temple, and many other rooms for various uses. It also includes 4 other buildings, two of which have existing tenants, as well as an outdoor workshop, farm shed, carving shed, and two glasshouses.

The aim is to develop the site through a collective ownership of the property, however each room has its own title, and can be individualy owned.

We require expressions of interest from anyone who can assist with bridging finance ($3-5m AUD) and from potential owner/occupiers, who can demonstrate their ability to pay around $200AUD per week for one of the 50 rooms, as well as assist with one of the above business units. (A couple can share a room at $100/week each). This payment would go toward the finance to repay the property, and cover additional body corporate type costs. You would then become a part owner and investor upon completion of the community trial period (12months). The property will be owned by a trust, and trust shares will be issued to community owners. For flexibility purposes, Shares will be transferable, can be re-sold and rooms may be sub-let.

50 Rooms are available at approx $200/week on the finance repayment. Total value of the property is approx $5m AUD.

It will need work and a communal effort to fully restore the building to its traditional 1920 Art Deco style. We require a lender/financier and 50 serious replies to proceed with the tender. The whole site will be managed internally by the community under an open community circular platform, directed by an experienced advisory board. ( Many hands make light work ;) Yet individual ownership, sovereignty and responsibility for private rooms and stage 2 units will be the norm.

Foundation members will be given first preference for Stage 2 eco-unit developments and retain their investment in their hotel/guest room business unit.

I continued to be amazed by the scope and potential of this property. Today we were given full access, and found our way to the rooftop. We were joined on site by David, our crew architect and local Council Rep Shane who has committed to assist us in every way to make this project a success.

Good news is that the property has a 40KPA Gas Mains coming in, which will enable us to utilize a hybrid BioGas Waste treatment system, a CWT WaterReclamation, and a GridX Co-Generation system which will between the 3 technologies provide all of our Black Water recycling into gray water, Electricity Generation, Hot Water, Hydronic Floor and space heating. All with Zero Emissions.

PLease note I have included the very few areas of major damage. Due to a blocked drain one of the rooms was water damaged. Other highlighted areas show some damage but this demonstrates the extent of it. Main thing will be getting the amenities going and fitting out the bathrooms and the kitchen.

To begin the occupancy stage we plan to renovate the forest wing first (See plans below). This area includes the large function room, a bar, commercial kitchen, and the first 19 rooms. 16 of which have reserves on them from registered members. Seriously get in if this is of interest to you! We need 50 sign ups to assist with the finance, more the better.

We had our first walk through of the property today, the scale and magnitude of this place was very impressive. It is certainly a big project, but the potential is amazing.

Occupancy at this stage is out of the question, so investigations are underway with council as to what is required to obtain access for occupancy in the hotel section.

The whole place is gutted completely. Most of the rooms have new plumbing, and there is power onsite and wired up for construction. So yes a whole new electrical system is required.

Essential requirements of bathrooms, electrical, running water etc will be required before occupancy can take place. And of course this takes time.

Going through the property and spending a great deal of time with the grounds keeper (Who has been there for 23 years) we certainly learnt allot. The costs involved in getting it to occupancy we are deducting from our offer. WHich brings up another snag.

The tender requires pre approved finance. That means, we need to sort out our finance sooner rather than later. So this will either happen or it wont.

For this to happen, we require confirmation from people that they are keen to be involved (THEY NEED TO REGISTER!), and attend a finance discussion night, where we can go through how the finance is structured, answer questions etc. No form you fill out is binding until we get to that stage. So please if you are interested and want to be invited to the meetings around this project then register.

Alternatively, if the gods really want us to do this project, then a wealthy benefactor would be a great help. Someone who can come on board and bridge the financial gap. I don't discount this possibility. I see allot of amazing potential with this project, financial flexibility would really help make this an easy graceful processes and enable us all to get into the creative work of bringing the property up to the vision we all share.
